The property was jointly auctioned with Allsop LLP and was held on 5th July 2011, at The Park Lane Hotel, Piccadilly, London. With a guide price of £325,000 - £350,000, the property was successfully sold for £415,000.

The entire property is at present let to Stoke-on-Trent College for a term of 125 years from 15th May 1980 at a current rent of £16,750 per annum, exclusive of rates. Loius Taylor Commercial Proprty Auction - June 14th

Louis Taylor Ltd is pleased to announce they successfully sold 3 of the 5 commercial properties on the June 14th Auction. The auction was jointly held with Louis Taylor Milton office and Bury and Hilton.

Sold prior was 56 Piccadilly, Hanley. The property is a well-presented and prominently situated City Centre Restaurant premises. A building is of brick construction under a pitched tiled roof and comprises ground and first floor restaurant/ function room with second floor ancillary storage. The property was sold prior to auction.

Sold at auction was 11 Snowhill, Shelton. A two storey modern office building only recently completed having an adjacent plot of land which we understand has lapsed planning permission for development. The unit was sold for £115,000.

The final commercial lot to be sold was a Workshop situated on Foundry Street, Hanley. The premises comprise a recently refurbished City Centre warehouse/workshop unit. The unit has the benefit of a roller shutter access door and blown air heating. The unit was sold for £65,000.

Louis Taylor Ltd had been marketing the premises, for sale or to let as a whole, also potentially to let as separate units due to the configuration of the site. However, they have successfully completed the freehold sale of the whole site.

This site comprises of a range of good quality, industrial and warehouse units, office accommodation, and a large yard on a site extending to 3.73 acres. The units themselves amassed a total of 64,399 square foot. The site was formerly used as the operations centre of a transport storage and distribution company.

Bramshall Industrial Estate is approximately 3 miles to the west of Uttoxeter accessed by the B5027 connecting Uttoxeter and Stone. Uttoxeter is located on the southern side of the A50, a dual carriageway link between Stoke on Trent and the M6 Motorway (Junctions 15 and 16) in the west and to Derby and the M1 Motorway at Junction 24 in the east.

During the marketing period Louis Taylor Ltd was instructed to conduct the management of the site. This included the day-to-day management of the units, provision and advice on contractors and surveyors reports, including asbestos and electrical. This began in January 2010. There has been weekly security inspections completed at least once a week, from the beginning of July, to verify the security and condition of the premises was in order.

The quoted asking price was £1,000,000.
